BRINE HOME REMODEL
COMPLETED 2004


The Brine house was originally built in 1975, on the edge of Ken Lake.  The owners loved the location and the neighborhood, and had no interest in moving, but they needed to modernize the aesthetics, energy efficiency, and floor plan size and function of their home.  The solution to this was a “whole house remodel and addition”.  The new design included tearing out the existing kitchen and completely replacing it with a larger, more efficient kitchen/breakfast nook, as well as adding a second story with bedrooms, bathrooms, and a music room. 

 

The first step in building the remodel was to deconstruct the existing home.  We began our job by removing all of the electrical and plumbing fixtures, doors, trim, moldings, cabinets, and flooring. Next, we removed all of the drywall, insulation, electrical wiring, and plumbing pipes.  The windows, roofing and roof framing were last.  During the deconstruction process, we utilized Olympia Salvage Company to remove useable lumber, windows, flooring and other materials.  These materials were then available for purchase at a 2nd use building supply warehouse, rather than being dumped at the landfill.

 

Now we were at a starting point for new foundations and framing for the additions. We built the additions, then reworked the original building with new door and window openings, and added new 2x2 firring strips to the old 2x4 wall framing, to create additional depth for higher insulation values.

 

After framing, we added windows, exterior doors, new roofing, decks, and siding.  Inside, the typical progression of subcontractors installed all new heating, plumbing, electrical, insulation, and sheet rock.  The house was finished with new paint, floors, interior millwork, and cabinets.

 

The final product gave the owners what they wanted, a modern new home at the side of the lake and neighborhood they love.
